Job Summary: We are seeking a detail-oriented and experienced Title Examiner to join our team. The Title Examiner will be responsible for conducting thorough examinations of property titles to identify any liens, encumbrances, or defects that may affect the sale or transfer of real estate. The ideal candidate will possess strong analytical skills, a deep understanding of title examination principles, and the ability to interpret legal documents with precision.

Essential Functions:

  1. Conducts comprehensive examinations of property titles, including researching public records, deeds, mortgages, judgments, and other relevant documents.
  2. Analyzes title documents to identify any restrictions, encumbrances, or defects that may affect property ownership or marketability.
  3. Verifies ownership history and chain of title to ensure a clear and marketable title for real estate transactions.
  4. Interprets legal descriptions, surveys, and plat maps to accurately determine property boundaries and dimensions.
  5. Identifies and resolve title issues, discrepancies, or conflicts that arise during the examination process.
  6. Prepares detailed title reports, abstracts, and summaries outlining findings and recommendations for resolution.
  7. Collaborates with title attorneys, underwriters, and other stakeholders to address complex title issues and facilitate timely closings.
  8. Stays current with industry trends, regulatory changes, and best practices related to title examination and real estate law.
  9. Provides guidance and support to junior title examiners, assisting with training and professional development initiatives.
  10. Maintains accurate records and documentation of title examination activities and findings.
  11. Reasonable and reliable attendance and timeliness when reporting to work and completing work.
  12. Interacts well with others.
  13. Other duties as assigned.

Education/Experience/Qualifications:

  • High school diploma or equivalent required; Bachelor's degree in business administration, real estate, or a related field preferred.
  • Minimum of 3 years of experience as a title examiner or in a similar role.

Required Skills/Abilities:

  • Strong knowledge of title examination principles, real estate law, and regulatory requirements.
  • Proficiency in researching and analyzing public records, legal documents, and property titles.
  • Excellent analytical and problem-solving skills, with the ability to interpret complex legal documents and identify title issues.
  • Detail-oriented mindset and strong organizational skills in managing multiple title examination projects simultaneously.
  • Effective communication and interpersonal skills, with the ability to collaborate with team members and communicate findings clearly and concisely.
  • Proficiency in using title examination software and tools
  • Ability to work independently with minimal supervision and make sound judgments based on research and analysis.
  • Commitment to maintaining confidentiality and handling sensitive information with integrity.
